EICR / Landlord EICR

It is important for homebuyers/owners, Landlords and small business owners to monitor the condition of their electrics at regular intervals. As electricity is not visible, deterioration in wiring due to damage or wear and tear frequently goes unnoticed. The recommended frequency of inspections is listed below.

Frequency of inspection:

  • Home owners – every 5-10 years
  •  Landlords – every 5 years or on change of tenancy
  •  Swimming pools – yearly

The aim of an electrical installation condition report (EICR) is to inspect and test the condition of the installation. This includes looking at the consumer unit/fuse box, switches, sockets and lights and testing the wiring to establish whether there are any defects or unseen faults present. The observations/test results are recorded in a report and an overall decision of satisfactory or unsatisfactory is made based on these findings. Once the report has been carried out a quotation will be provided for any remedial action required in order to achieve a satisfactory report.

From 1 April 2021 you will need an EICR for each property you own

Since 1st June 2020, it has become compulsory for all landlords to carry out a Landlords Electrical Installation Condition Report. This is to ensure the installation in their property is of a safe and serviceable condition for continued use by tenants. We recommend all electrical installation condition reports be carried out by a competent person.
